In panoramic position in the heart of the town, this building is easily reached and provided with all kind of services available in the main square of Anghiari, just two steps away. The other cities of Tuscany are easily and quickly reached too: the medieval Sansepolcro (8km; 10), the home town of the master Michelangelo (17km; 25), Arezzo (34km; 35), the Franciscan shrine of La Verna (40km; 45), the noble Montepulciano (82km; 1h 15), the medieval Siena (102km; 1h 30), the wine-making city of Montalcino (103km; 1h 45) and obviously the wonderful Florence (110km; 1h 35).

The property (300 sqm 3,228 sqft) is laid out onto four above-ground floors plus a basement room currently used a firewood storage room.
The access is granted via a wooden door on the main road. Here we find a corridor leading to a cellar dead ahead on the ground floor, a downward stairs leading to the firewood storage room and the main staircase leading up to habitable area. On the first floor we can find several rooms, independently accessed through three different doors on the landing. On the left, four rooms form a potentially independent apartment, already fitted with a bathroom. To the right we get access to the other section of the floor, much bigger, which could be used as a second independent apartment (with direct access to the theater). However, the main section of the first floor is the theater-hall, directly accessible from the stairs or through the apartment.
The second floor (a mezzanine) is only occupied by the balustrade over the theater-hall which is accessed directly from the stairs through a door. The third and last floor includes three lofts usable either as bedrooms, studio or technical rooms.
The building (in its current 18th century configuration) is the result of the joining of at least 4 older buildings dating back to the 16th century. In the documents of the Catasto Antico di Anghiari (1753 AD) we read of a house of four bedrooms, one used as a cellar, two on the upper floors [ ] and one directly under the roof. The modern aspect of the building is the result of a restoration which took place in the 18th century and several additions between the 19th and 20th century.
The faηade is painted so that it resembles an ashlar wall in the lower section, where some offset windows opened in the 19th century are visible. The upper floors, instead, are characterized by regular rows of windows testifying the original 16th century implant.
On the inside, especially in the theatre hall, the contrast with the exterior is clear. If the faηade is extremely simple and regular, the theatre boasts some magnificent frescoes in trompe-loeil style, wildly detailed and complex, which makes the room look bigger than it is (65 sqm 699 sqft). The above balustrade, illusively supported by the architectures painted in the room, is decorated with late-Baroque motives. On the walls, still painted, there are several niches covered by rib-vaults.
The property is located in the historical centre of Anghiari, along one of the main road of the town, which grants a quick and comfortable access to the building. On the rear, the property is completed by a private plot of land which needs some maintenance to be then used as a garden.
The building, given its historical and artistic value, requires a high level of maintenance. The property is extremely suited for residential use, both as a stable residence or holiday house. Alternatively, give the potential division in apartments we underlined and the touristic nature of the town, it is always possible to rent the building (wholly or partially) both for long and short-term stays.
